ARTICLE – CYPRUS TITLE DEEDS
The title deeds to your house mean that the house is registered in your names. A lot of people do not think it is necessary to obtain the title deeds when they are ready; however it is vital that once your title deeds are ready you go and pay the transfer tax and register the property in you name. Be aware that you will receive a separate title deed and not a title deed that you share ownership of the whole project.
From the moment you sign your contract of sale, the process in obtaining the title deeds begins, your contract is land registered for specific performance rights to protect you until the title deeds for your property are ready in your name. The developers must ensure they have the planning permission, and final building permission and then a series of checks is performed by the district office.
All of this can take between 2 – 7 years because of a lack of interest from all parties involved. Some developers can take longer, some purposely prolong this process, and some have issues with property owners making alterations to the properties causing problems with the district office as these alterations are not on the original plans submitted to the district office. We know that getting title deeds on your name can be a long, frustrating and arduous journey however with the assistance of your Cypriot lawyer, if enough pressure is put on the developers and the government we hope that the issuance of title deeds can be hastened up.
