Final Building Permit

FINAL BUILDING PERMIT

The Final building permit is issued by the municipality or district office where your property is constructed. This is only issued once an inspection of all properties has been carried out by the relevant authorities and they are able to confirm that the plans are as per their instruction.

Technically the law strictly states that a construction must not begin until the Final Building Permit has been issued.  The construction organization during the last ten years gave the ability to the developers to start construction without the proper licenses.

Once the planning permission has been issued to the Developer it takes about 1 year to receive the final building permit (which is still as shame). Our Law office in Paralimni, Famagusta advises our clients NOT to take delivery of their property if the Developer DOES NOT have the Final Building Permit and our contract of sale specifically states:

“Delivery of “The Property” on …/…/…. And as long as “The VENDORS” produce the Final Building Permit, after an inspection is carried out by “The PURCHASERS” or their representative”

The reason for this is that the final building permit is part of the process to our clients getting the title deeds to their property. However some times there are issues with the final building permit, this may be because of the authorities for any reason whatsoever (fire brigade / electricity or water authorities) requesting the developer to alter the plans to a property and this will slow down the issuance of the final building permit.
