Legal Consultants in Cyprus – Review- 2010 Tourism

We are comi8ng to the end of the 2010 summer season and we are pleased to report that tourism is officially up from last years figures.  The Cyprus Island is getting back on form.

Revenue from this increase in tourism brought in an extra two billion Euros on last years figures.  The island saw a 60% increase in Russian visitors and approximately a 7% drop in UK visitors.

Cyprus is one of Russia’s top EU islands for holidaying, residential investment and business investment and with Russian visas being relaxed by the Cyprus Government the two countries are enjoying a harmonious relationship.

There are strong feelings island wide that tourism will double for 2011 with the hope that revenue will double also, which obviously will go along way in helping the countries deficit of which is currently under close watch by the EU.

2009 was such a disappointing year for Cyprus and was reported to be the worst year for tourism, property markets and business for over a quarter of a century.  So maybe it is time to bring out the champagne glasses and drink to the islands revival.

And rightly so as we feel it is greatly deserved, billions of Euros are being ploughed into the island to bring back tourists and investors world-wide, and slowly slowly we feel this will pay off as we have already seen.

We feel 2011 will be another good year for tourism but we put our money on 2012 onwards that Cyprus will be at its full peak once again.  We just have to make sure we do all we can to stay at the top.

Well done Cyprus it’s been a promising year and we look positively forward fro even greater years to come.

Tax evasion is the new topic under scrutiny at the moment, as the state of Cyprus is losing millions each year due to various tax evasion antics.

New ways to enforce and combat this problem are under discussion by the government and the Cyprus Inland Revenue and other relevant parties, but seems to be lacking any enthusiasm.  And although there are regulations already in place, enforcement is obviously not a priority.

Approximately 50 Million Euros is owed by businesses that have gone in to liquidation and many businesses do not even register with relevant authorities finding it quite easy to avoid the tax man.

There are also a lot of employers who are quite willing to take on employees and not pay their tax, even though this is against the law. The innocent employees who are not aware of this will not only miss out on any state benefits but can also be penalized by the Cyprus Judicial Courts and made to pay any money owed or fines incurred.

Measures may entail the access to a company or individuals bank account.  The Inland Revenue want more power giving them the authorization to look at a persons bank account transactions and comparing this with there income or social security.

It is very unfair that the majority of hard working people pay their taxes while others pocket them and still use public services.  And like the Title Deed issue this matter has also been neglected over a number of years and is now coming to a head and needs desperate measures.

What we are asking is, even though this matter is under discussion will action ever be taken? And while development is progressing in Cyprus, which the majority of it seems to be coming from the public sector, many issues are still way behind.  Which makes us ask the question, what are the government officials getting paid such a high wage for? Maybe that also should come under scrutiny?

Legal Offices in Cyprus – Review – Recovery – 27th May 2010.

A new revolutionary concept has been introduced in Cyprus to help property owners who cannot afford to keep up repayments on their home, walk away from their mortgage and property without incurring any debt.

This fantastic new concept which has been devised by the Marcus James Company will not only allow existing owners to walk away debt free without having to face legal action from the banks and developer, it will allow for new purchasers to come and take over the loan and ownership of the property without having to find a huge deposit and secure a mortgage.

In effect the old owners give all rights of the property and loans over to the new owners who only pay any arrears and monthly mortgage payments.  What more could you ask for? You don’t even have to find up to 30% deposit as the old owners already paid this.

The new purchasers can do as they like with the property as long as they do not default on the monthly mortgage payments. The new owners will have every right to sell the property and an agreed sum will be paid to the original owners.

This is excellent for the original purchaser as they incur no debt and excellent for the new purchaser as no mortgage need be obtained or 30% deposit.

We feel this concept will take off in a big way amd will definitely help the Cyprus Property Market.

Its official! Cyprus will now accommodate thousands of golf lovers with a brand new luxury golf course thanks to the Medgolf Group. And this amazing golf course is not alone as 2 further golf courses will also be built. Wow…Cyprus is really coming in to its own.  We are back on the map and we are set to be the hottest holiday destination in Europe.

The Golf course based in Larnaca, will comprise an 18 hole green, a luxury club house, along with a top of the range spa and many high quality properties. There will be shops and restaurants to suit individuals’ needs, and an area for entertainment and events to take place.

After much delay due to various issues, planning permission has been granted and work will now start. It is estimated the whole project will be completed in approximately 30 months.

Golf resorts are very popular and they bring in major rental revenue and thousands of golfing holiday tourists which is very important in this state of economy.   Cyprus is set to boom with new golf courses and new marinas in each coastal town, there’s no end to the development taking place here, it is simply amazing.

There have been reports that around 14 new golf courses are expected to be built in Cyprus, this we will definitely have to investigate!

We will follow the progression of the new golf course and bring you updates.  This is exciting news for Cyprus.

Legal Consultants in Cyprus – Analyzes Kafkaris v Cyprus case – completed on 20th February 2010. Cyprus Legal Consultants.

Following the decision of the European Court of Human Rights in the Kafkaris v Cyprus case, a revolutionary development has taken place, in terms and conditions of prisoners sentencing.

Cyprus will now make use a Parole Board. This is something that has never been done in Cyprus before but has been devised to analyze and judge as to whether it is safe to allow individual prisoners back in to the public domain.

This will not only protect communities but should also help to lower the numbers of repeat offenders. If the Parole Board are not are not 100% satisfied with the prisoners progress and intentions they will not be allowed out until they prove can they are no longer a threat to society.

Members of the Parole Board include; a Judge, a Psychiatrist, a Sociologist and a Criminologist. The board has been put together to help with prisoner rehabilitation and get them prepared and ready to adjust to the outside world.

The current law permits prisoners to apply for parole after 50% of their sentence has been served. If a prisoner violates his parole regulations the parole board will have the authority to send the prisoner back to prison to serve his original full sentence. As practicing Cyprus Lawyers we are in favour of a parole board.

Protaras Legal Consultants – Review travel polls for world destinations in 2010 completed on 15th January 2010.

We recently analyzed the STA travel poll for top 10 destinations in 2010.  It was found Los Angeles and Dubai to be the top 2 destinations for 2010 and Hong Kong coming in third.

We also found that holiday makers will want major luxury and high profile destinations more this year than ever before.  LA is a very high profile destination as celebrities and the very wealthy reside in this city of the USA.  Tourists are also setting their standards a lot higher and wanting more exotic destinations.

Dubai offers top quality hotels and facilities and although the country has very wealthy residents the country is said to be bankrupt, this is a subject we will definitely follow.

European countries are expected to be left on the back shelf this year, especially by the UK holiday makers due to the Sterling to Euro exchange rates not benefiting them.  UK holiday makers can get more value for money visiting non-Euro countries.

Cyprus is still at the top of many world wide polls.  The next 2 years in Cyprus will see us do even better once major development has been completed and this is sure to keep us at the top of all worldwide polls.

Paralimni Lawyers – Review – UK Christmas parties – 20th January 2010.

Mr Giovannis Kouzalis founder and practising lawyer of A&G Kouzali Legal consultants in Paralimni Cyprus is renowned for his world travels.  On 16TH December 2009 Mr Kouzalis visited the UK in order to attend Christmas parties he had previously been invited to. 

While Mr Kouzali attended a few events on his visit one important and very luxurious party was hosted by Andrew Rourke of Suburban Financial Services and his wife Catherine.  Initially, Mr Kouzali was met in a very beautiful German market where he drank hot wine and found stalls selling items from every part of the world, Spanish and Italian are just a couple to mention. The market was truly an experience.

From the market the party enjoyed drinks at a place called ‘The Room’ and then on to a very popular restaurant called ‘Piccolino’ of which can be found in many cities in the UK.  The food was absolutely delicious offering a Christmas set menu or Christmas à la carte menu.

Andrew and Catherine were amazing hosts and all colleagues looked very happy and were very welcoming.

Thank you to Andrew and Catherine for a fantastic night.  We wish you good health and a prosperous new year for 2010.

The most important part of our job as Legal Consultants is to protect our clients which is why we will publish a series of articles on what we feel is important for existing and potential clients to know.

From the moment an agent accepts a property with the intention to sell they are committed, and have specific obligations towards the purchaser.

The real estate agents are obliged to know the current status of a property. They should be aware as to what authority permitts have already been obtained, along with Land registry issues such as embrances, memos, and loans etc.

In Cyprus there are real estate agents that are registered and not registered. Should you decide to resell your property, a non-registered estate agents receipt can not be used as a claim receipt at the tax office towards capital gains. However,  many non-registered agents are much more efficient and suitable at selling properties than old fashioned registered estate agents that have no impact on the market.

Other issues to consider when choosing an estate agent are, if an agent is seen to have a large portfolio this may not necassarily mean that all the properties are of a standard they should be.  Another inportant issue is that agent should always advise their clients to use an independant solicitor.

An agents job is not just to sell properties and recieve commission but to also safegard the purchaser by finding them a safe and solid investment.  If you feel your agent is not working in your best interests in all aspects of the sale and after sales, it is advise to seek advice from an independant legal consultant.

Triantafyllia is the newest member of our valued team and each week we will bring you  an article on our staff, so you can get to know them as we feel this is an important part of our clients having trust in our office. 

Triantafyllia started a course at CDA College in Larnaca in 2006 to study Secretarial Procedures.  This course is for young people wishing to be employed in the Trade Business, where high level skills are required, this could be companies, offices, banks as well as the Government.

This course provides students, not only with theoretical training, but also with  practical training. The college is very well equipped with modern facilities such as, electric typewriters, telefax, computers, modern telecommunication services, electric duplicator, photocopy machine, scanners and many other technical devices, offering students a wide range of up to date techniques.

The first year Triantafyllia studied Greek Shorthand, Secretarial Duties, Office Organization, English Language, Book Keeping and English Shorthand. Triantafyllia then went on to broaden her knowledge in these areas and did a second year studying Greek Shorthand, Advanced Secretarial Duties, Public Relations and Publicity, English Language and Advanced computing.

After hard work and long hours studying Triantafyllia succeed in gaining 6 certificates of ECDL exams (European Computer Driving License) along with Greek and English Government typewriting exams.

Triantafyllia has now fulfilled her dreams and at last found employment as a Legal Secretary at A&G Kouzali Law Office in Paralimni Cyprus. Triantafyllia exceeds her working potential and learns further business and leagal issues everyday.
