Vi har hørt en hel del klager over prisen på benzin. Alle synes at sige det samme, når vi sætter benzin ud tanke benzin Gage synes ikke at flytte.
Bare sidste år i en 1,4 motor, det plejede at koste € 7 for at gå til Larnaca lufthavn og tilbage nu, det koster € 10, det plejede at koste mindre end € 15 til at gå til Nicosia og tilbage nu det kostede 20 €.
Vi har hørt nogle bilister siger, at de kommer til at tage en liters flaske til tankstationer for at se, hvad vi egentlig får for vores penge, som folk ikke kan tro på sådan en stejl vandretur i benzinpriserne.
Den benzinstation ejere argumentere for, at benzin-priserne går op og ned som oliemarkederne svinge. Med Cypern køber der olie fra Mellemøsten priserne ser ud til at stige endnu mere på grund af den civile uroligheder tvinger olieprisen til at styrtdykke.
Cypern har været anset for et af de dyreste lande i EU for benzin og diesel før skat, men en af de billigste efter skat? Vi er nødt til at undre sig, hvis det virkelig er sandt.
El-regninger vil også stige med 10% fra begyndelsen af maj, som om de ikke er høje nok i forvejen! Dette skyldes også til Mellemøsten og de høje oliepriser.
Det ser ud, når regningerne skal fod det første sted at kigge er den offentlige el-regninger. Jeg mener, hvad er en ekstra 10% på toppen. Vi gentager løn er faldende og forbrugerprodukter er stigende. Hvordan skal vi leve med det?
Dette er absolut en opskrift på katastrofe. Det er en god ting, at alt bliver gjort i morgen i Cypern!

Faktisk disse måtte udgøre med luksus ferieområder med den ekstra fordel af sygepleje faciliteter, hvis det er nødvendigt. Derfor bør du ikke føler du bor i plejehjem, men i en luksus hotel resort.
Dette er en fremragende skridt i retning af at hjælpe den cypriotiske økonomi-og ejendomsmarkedet, hvilket bringer i over 65 år hele året, turisme og beskæftigelse.

Der er mange spørgsmål sker i Cypern og EU med hensyn til skatter og landets underskud. Mens Cypern og EU er at finde måder at bekæmpe negativ underskud, uanset hvilken vej de vender det er det offentlige, der kommer til at betale.
Et nyt lovforslag, der er ved at blive behandlet, som vi taler vil beskatte banker på foretaget indbetalinger. Bankens overskud i sin nuværende form er beskyttet, så gør du virkelig tror, at bankerne kommer til at betale skatten? Nej det vil være forbrugeren, der skal betale regningen, som vil angiveligt bringe et ekstra € 50 - € 60 mio regeringen.
Udlån er allerede tæt på umuligt og rentesatser i Cypern er en af de højeste i EU. Beskatning forbrugeren nu, hvilket er, hvad denne kan koges ned til, ville være ødelæggende. I virkeligheden med de seneste tilføjede afgifter banken har lagt i handling kan det ikke betale forbrugeren til at lade banker længere. Mange mennesker vil finde alternative sikre steder for deres likvide beholdninger, da banksystemet kan bare ikke stole på længere.
På et andet spørgsmål Den Europæiske Union ser på lav selskabsskat politik Cypern tilbud. På kun 10% Cypern har en af de laveste beskatning politik i U, og dette er et liv linje til Cypern med at tiltrække nye virksomheder og investeringer. Tag det væk, og hvad har vi?
Vi er nødt til at have noget, der lidt ekstra til at tiltrække udenlandske investorer, vi kan ikke tilbyde så lave bank-renter, og vi helt sikkert kan ikke tilbyde dem en effektiv skøde politik i det mindste efterlade os med vores værdsatte og tiltrængt 10% skattepolitik.
Vi gentager, mens vi elsker vores ø og er meget stolte af mange aspekter og over månen i progressionen af investeringen udvikling, er der stadig mange problemer, der er meget skuffende, og vi håber bare, at det offentlige kan tage det finansielle pres, der ser ud til at komme vores måde?

Cypern Advokater - Undersøgelser - Buy-til Lad Scheme
For at bekæmpe økonomierne finansielle uro og hjælpe med at give førstegangskøbere en chance for at komme på realkreditlån stige på Cypern et nyt koncept er blevet indført såkaldte "Leje til Køb 'ordningen.
På nuværende tidspunkt at være i stand til at købe fast ejendom i Cypern, skal man have 30% depositum plus advokater gebyrer, det er næsten umuligt i disse tider med uro på selv erhverve et lille lån uden 2 cypriotiske garantier.
Lejen-til-Buy ordningen kan købere til at vælge en ejendom, satte kun 5% depositum ned og bor i ejendommen! Køberen kan bo i ejendommen i 5 år med at betale husleje, som vil så blive trukket fra den oprindelige salgspris.
Der er fordele for køber og sælger. Køberen har 5 år til at få resten af depositum sammen og få alle deres finanser i orden, og samtidig betale nogle af udgifterne fra salgsprisen. Sælger kan bruge husleje penge til at betale pant og det er også fritaget for skat på kapitalgevinster og andre udgifter.
I øjeblikket er kun tilgængelig på visse egenskaber, hvilket gør investeringer begrænset og måske ikke, hvad køberen virkelig ønsker, men det er en overkommelig måde at komme på ejendommen stigen især for de unge og første gang købere.
Den seneste økonomiske krise har tvunget mange ordninger for at komme ind til handling at forsøge at holde markederne bevæger sig. Vi har set fractional ownership, Self Investeret personlige pensionsordninger, Recovery Scheme og nu om leje-til-Buy ordningen.
Hvert koncept har haft sin rimelige andel af kritik, men alle synes at være at holde markederne bevæger sig. Vi er endnu ikke se, hvor Rent-To-Køb-ordningen vil sats langs resten af ordningerne, men vi vil helt sikkert undersøge sagen nærmere, og lad vores læsere kender vores ærlige tanker om sagen.

Interessen for de oversøiske ejendom markeder synes at være meget skrøbelige i øjeblikket, mens interesse er høj i nogle lande, investorerne er stadig helt tilfredse med at sidde og vente på den bedst mulige tilbud.
Forskellige søgninger viser, at de tre bedste lande at se de mest voksende interesse er Holland, Tyskland og Barbados. Renter er steget med så højt som 40% mere end normalt for disse lande endnu investorer er stadig sidder stramt.
Mange lande oplever et markant fald i renter og denne er faldet med en forbløffende 60-80% for lande som Dubai, Rumænien og Brasilien. Det europæiske ejendomsmarked ser ud til at forblive statisk.
Hong Kong har dog oplevet stor fremgang i salget, og det er et land, vi tilflugtssted faktisk ikke været inde på før. Salget er steget med 40% fra sidste års tal, og det menes, dette er nu Hong Kong er tid til at boom.
Desværre selv levere i Hong Kong er mere end tilstrækkelige til at imødekomme den store efterspørgsel, hvad du kan købe for dine penge, er ikke mere end en skotøjsæske, men investorerne køber disse skotøjsæsker, så Hong Kong gør noget rigtigt.
Vi havde store forventninger til Brasilien, og det er en skam, at interessen er faldet så meget, men vi gjorde forudsige så meget som ejere af fast ejendom i Brasilien mener vi blev meget grådige hurtigt, hæve priserne drastisk på grund af den hidtil usete og hurtige interesse, fordi af VM og de Olympiske Lege. Brasilien bør af holdes der priserne fast på jorden og holdt priserne på et middelmådigt niveau.
Det er meget svært at sige, hvem der ser mest lovende ud for 2011, selvfølgelig Cypern vil altid være vores favorit, men vi vil holde øje og øre ud for noget, der gnister vores interesse, og rapportere tilbage til vores engagerede læsere.

Anmeldelse - Cypern Skøde Investigation
Skødet spørgsmål i Cypern har ligget stille for sent! Måske er det fordi vi venter på, at regeringen til at løse de nye afsnit Deed Lovgivning eller måske er det fordi alle de pågældende ejendom embedsmænd optrapper deres handlinger for at holde omtale til et minimum.
Uanset hvad grunden kan det hurtigt ændre sig som næstformanden for Cypern har ansøgt om at Den Europæiske Union bede dem om at gribe ind i det cypriotiske Skøde problem.
Vicepræsidenten ønsker medlemmer af Europa-Kommissionen til at præsidere over et møde, "så at sige 'for at høre alle de fakta og undersøge Skøde problemet.
Under et EU-direktiv, der vedrører beskyttelse af forbrugerne mod handelspraksis i EU, der omfatter fast ejendom, har Den Europæiske Union al mulig ret til at gribe ind.
I enkle vendinger mange ejendomme i Cypern er ved at blive solgt til forbrugerne af fast ejendom fagfolk, med fuld viden om, at der stadig er udestående lån mod de nævnte egenskaber potentielle sætte investorer i fare og ikke være i stand til at erhverve skøder på deres investering.
I henhold til EU-direktivet dette kan ses som "vildledning", og der derfor i strid med EU-lovgivningen. Det er ikke klart endnu, hvis EU vil gribe ind og foretage en undersøgelse, selv om vi faktisk håber, at dette gør gældende.
De lokale myndigheder synes ikke i stand til at korrigere dette problem selv, så måske en højere magt vil gøre verden god. Det ser vi virkelig får noget, hvor de Skøde problemet, har parlamentet endnu ikke har vedtaget nogen lovgivning, selv om det var en hastesag, så bringe i EU for at komme til bunds i det hele, vi føler, vil kun gøre godt og også lægge yderligere pres på den cypriotiske regering.
Vi selv vil fortsætte med at gøre offentligheden opmærksom på farerne og sikkerhedsprocedurer for at købe en Cypern ejendom og fortsætte med at skubbe det faktum, at due diligence skal udføres, før alle beløb er afleveret.
Vi vil fortsat opfordre potentielle investorer til at udpege en cypriotisk advokat, før du tager nogen skridt ind på deres potentielle investeringer, og vi vil fortsætte kampen for Skøde reform samt hjælpe eksisterende investorer.

Pr. sædvanlig ikke alt går efter planen inden for det cypriotiske statslige sektor.
Foreslåede planer om at beskatte de rige ejendomsinvestorer og store virksomheder har undladt at materialisere, når et lovforslag fremsat til huset af afviste parlamentet var. Regeringen planlagde at vinde op til 100 millioner euro fra beskatning af disse velhavende privatpersoner og virksomheder til at hjælpe med den kæmper økonomiske tilstand. Gudskelov! Da den britiske regering er at beskatte store virksomheder og højt profilerede erhvervsfolk, og de har nu forladt landet. Dette har vi at undgå.
Og nu for at gøre tingene endnu værre for Cyperns økonomi på grund af de lande med høj gæld, EU har sat sanktioner af regeringen til at nedbringe de lande gælden i 2012.
Cypern er ikke det eneste land står over sanktioner, men også andre var sat disse sanktioner. Men nu regeringen skal finde måder at klare de høje underskud, som er opstået fra alt for store udgifter, og det vil bestemt ikke komme fra de rige investor eller corporate virksomheder.
Hvis Cypern ikke at nå det krævede beløb på 3% reduktion af underskud inden den angivne periode, vil alle EU-støtte normalt har adgang til vores land for at hjælpe den offentlige staten nægtes af EU, og det kan nemt løbe ind til 100'erne af Millioner. Sikke en hårdtslående slag, der ville være for os!
Regeringen har til hensigt at skære mange af de lande, der bruger mønstre og reducere de høje lønninger til embedsmænd, som vi er sikre på at de ikke vil skære nok til selv at gøre en lille dint i det beløb, der kræves for at nå.
Det kan være en god sejr for ejendomsinvestorer, men et eller andet sted langs den linje, skatteyderne skal betale i den ene eller anden måde, har vi ingen tvivl om. Og et godt eksempel på dette er EU straf for Cypern ikke at have Økologiske strøm (vind, sol osv.), og derfor elselskab stigende priser for at betale bøden.
Vi vil holde et vagtsomt øje med dette spørgsmål, og du kan være forvisset om at vi vil holde dig godt orienteret, da dette vil kunne påvirke alle Cyperns borgere.

Timeshare and Fractional Ownership has been the target of discussion of late. The main concerns for fractional are finance and marketing.
Fractional Ownership is a relatively new concept and developers are still not 100% sure of the workings surrounding the fractional product.
Many developers want to abandon timeshare and deal many in fractional ownership. However, it has been advised that it would be more beneficial to offer a range of options.
Timeshare and fractional are very much alike, with a timeshare you buy a period of time in a resort of you're choosing to holiday every year. With fractional ownership you buy a share in a property for example 25% and you can use your property for 3 months of the year however you like, for yourself or to earn rental income. You own 25% of a property until you decide to sell.
There are more benefits with fractional ownership with regards to rental revenue and also increase in market value. Timeshare developers see this as their completion, when really they work in conjunction with each other.
For Fractional Ownership developers and timeshare developers want to proceed with fractional ownership. Education and full co-operation throughout the property industry is a must for this concept to fully work.

Cyprus Lawyers – Review – Northern Cyprus – completed on 12 th February 2010.
With all the controversy over the Cyprus divide, it would appear to most a very risky time to invest on the Northern Turkish Occupied area of Cyprus. But for the Israelis' this is not the case.
After investigating this issue, we found Israeli nationals are increasingly buying land and property on the Northern Side. Also Israelis' are investing millions of Euros erecting new buildings for business purposes and most of their investments affecting Greek Cypriot Land! Always keep in mind that 92% of land in the North is owned by Greek Cypriots, and most of the Turkish own land in the South.
It is good for any community when investors take interest and invest major sums of money in the area. It has to be said however, that checks must be carried out before buying any land or property on the Turkish Occupied Area of Northern Cyprus.
A recent court ruling allowing a Greek national to keep his rights to his family land on the Northern Side, has now opened the floodgates to thousands of Greek nationals also proceeding to make the same claim for family owned land before the 1974 invasion.
We advise anyone looking to invest in the occupied area to seek legal advice and perform all necessary checks before handing over any currency.

Cyprus Lawyers – Review – Rights to Greek owned property completed on 18 th February 2010.
2 historic events have recently taken place, effecting Greek nationals all over the world.
The European Court of Human Rights recently ruled on 2 major cases in favour of Greek nationals claiming rights to their family property in Istanbul Turkey, and the Turkish Occupied Area of Cyprus.
The Fokas brothers made an application the ECHR to claim their late sisters' property in Istanbul Turkey. The ECHR ruled that Turkey had violated the Fokas brothers' rights to their family home. A harmonious agreement must be made by the 29 th March 2010.if no agreement can be made the Turkish Government must pay the Fokas brothers €24,000,000.
The Apostilides family claimed property in Northern Occupied Cyprus. After gaining a favourable decision from the ECHR, the same decision was upheld in the London Court of Appeal. UK nationals who proceeded in rebuilding a villa on the Apostilides land have been order to knock the villa down, give back the land and pay damages and costs.
For both cases these are historical decisions and will pave the way for thousands of Greek Nationals claiming their property rights in Turkey and Northern Cyprus.
This was little justice for such atrocious treatment but Greek nationals have today won back their rights to what is rightfully and legally theirs.

CYPRUS LAWYERS VERY PROUD OF PROGRESSION ON SNK DEVELOPMENTS
Since our Lawyers Office in Cyprus took over the Administration for SNK Developers on 10th August 2009, we have worked non stop on getting the SNK projects finished.
Our Administration Executive first of all, collected all documents which must be said were in no order and it took quite a while to sort them all out. Once all the documents were in order we had to go through each one to find out what they were and where each case stood.
After extensive study and review we started the procedure for the Final Building Permit on Elena Phase 1. We found a lot of difficulties but with just 1 document pending the permit will be issued in the very near future. The license has been paid and we expect the document within days.
Our Administration Executives main responsibilities are dealing with new client contracts, cancellation contracts for swapped properties, dealing with water, electric and licensing authorities, dealing with the banks for mortgages, and the overall administration account and payments.
The projects we have been working over time to finish are Elena Gardens Phase 1,2,3 and the Dinos project of which there are only now 2 properties left for sale.
We have organized the construction of the properties and roads. We have paid the electric and water authorities to supply the developments, along with the necessary paperwork for licences and building permits etc.
Elena Gardens Phase 1 is ready for completion and is awaiting power of which will be supplied within a few days.
We are very proud of our efforts and progression regarding the SNK Administration and developments. Our Administration Executive works to the highest standard and we would like to congratulate her for an excellent job.

CYPRUS LAWYERS REVIEW OVERSEAS FRACTIONAL OWNERSHIP
Fractional Ownership has been around for many years but it hasn't taken off as well as expected. It is believed that this is due to lack of education and marketing. For those of you who are not aware of Fractional Ownership it actually means what it says. You own a fraction of a property.
In brief, you can purchase 25% of a fractional property with a view to later buying a higher percentage if so required. You have 12 weeks of the year to holiday on a flexible calendar and you have no need to worry about rentals or upkeep of the property for the rest of the year. This is a way of owning a property but only paying a quarter of the price.
The majority of holiday makers buy property and only spend a small amount of time there, with the rest of the time available for rentals, but in the current global financial situation many of these properties are not achieving the maximum rental potential.
You can sell your 25% share at any time it is the same procedure as buying a normal property. The legal procedure is the same as in you will require an Independent Solicitor and a Contract of Sale will be safely in place.

CYPRUS LAWYERS ANALYZE ORAMS ARGUMENTS
After further review from our International Property Lawyers Office in Cyprus, of the Orams case regarding the purchase of property on the Northern Occupied area of Cyprus, rightfully owned by Greek Cypriots before the 1974 Turkish invasion. Advocates have been arguing their case in the London Court of Appeal in order to have the original ruling by the Nicosia Court overturned.
One of the arguments put forward in court by Cheri Blair one of the advocates of the Orams counsel alleged that Mr Vassilios Skouris who is currently President of the European Court of Justice, has associations with certain Greek Cypriot officials and therefore cannot possibly submit an unbiased decision advising the UK Court on this case.
Further arguments from the Orams counsel said that individual claims should not proceed but should be considered by the politicians who are working to find a solution to the political situation and should be taken in to account and considered as part of a solution when one is found.
It was also argued that while Greek Cypriots are claiming for property in the occupied area there is no system available to the Turkish Cypriots who also owned property in the Republic of Cyprus before 1974. And in reality, if the Nicosia ruling is upheld it will affect thousands of people not just Turkish Cypriots but many UK and foreign nationals.
Another issue argued was that these claims could in fact put great peril on peace talks currently in progress for a solution being found to the long running and on going political situation in Cyprus.
A decision is waiting to be heard from the London Court of Appeal.

CYPRUS LAWYERS ANALYZE RUSSIAN NATIONALS SNAPPING UP BARGAIN PROPERTIES IN CYPRUS
After reviewing the Global Property Market it seems Russian Buyers are favouring Cyprus and jumping in on the low property prices, forced by the current global financial situation. Adding to this, there are several other reasons for the Russian Nationals snapping up bargain property in Cyprus.
For many years Cyprus has retained affable relations with the Country of Russia. Both countries pay homage to the Orthodox Religion with the town of limassol in Cyprus, actually possessing a Russian Church, and accommodating Russian schools. For these reasons Russian Nationals feel at home this accentuates the harmonious relationship.
In Addition, there are many scheduled flights coming and going from Cyprus to Russia. Plus Cyprus also benefits from the Double Taxation Treaty and with such low taxation policies it is too tempting not to invest in Cyprus.
It has been reported that many Russian Nationals withdrew their cash savings from the bank.
